Colonial Plaza Shopping Center is a multi-tenant retail strip center originally constructed in 1966 and located near the San Antonio Airport and Loop 410. Colonial Plaza has been a favorite shopping destination for several generations of San Antonio families for both shopping and relaxation.
Our client purchased the property in 2007 with plans to redevelop and modernize the property while maintaining its original character. MHC Management has provided the property and construction management since 2008 overseeing all phases of the redevelopment process.
This major redevelopment included addressing an abandoned dry cleaners plant with TCEQ, asbestos abatement, re-working an out-dated electrical system, re-roofing a majority of the center, modernizing obsolete mechanical equipment, upgrading existing sewer mains, improvement to the domestic main water service, replacing the dated metal façade with a new EIFs facade, vibrant fresh paint scheme, improvements to the parking lots, installing modern parking lot and common area lighting and introducing a new signage program to increase tenant visibility. These improvements have drastically improved the overall image of the center and resulted in a more modern up-to-date aesthetically appealing center that is more energy efficient thereby reducing overall operating costs.

Leon Creek Shopping Center is located at the major intersection of Bandera and Huebner in Leon Valley, Texas, a small suburb in northwest Bexar County surrounded by San Antonio. The City of Leon Valley prides itself on offering “small town hospitality and big city advantages.” The Leon Creek Shopping Center is located at the heavy traveled intersection of Huebner and Bandera Roads. This multi-tenant retail center was constructed in 1992 and is anchored by two large national tenants: Tuesday Morning and Dollar General. Leon Creek Shopping Center has long been a favorite destination for area residents for both leisure activities and shopping.
The property was purchased by our client in 2007 with plans to modernize and renovate this dated center. MHC Management has provided both property and construction management services since 2008 and has coordinated all redevelopment activities.
A major one year redevelopment effort led by MHC included installation of a new façade and crisp painting scheme for the entire center which dramatically modernized its image and made Leon Creek a major shopping destination in Leon Valley. Additionally, upgrades to the fire riser and sprinkler systems, and safety communication equipment were made to ensure compliance with local regulations. Improvements to the electrical systems included exterior ground mounted transformers, bus gutters and house electrical service.
Approximately ½ of the 150,000 sq. ft. center has been re-roofed and mechanical equipment has been replaced. The domestic main water and sewer service has been updated.. Improvements to the parking lots and the addition of prominent new pylon signage in addition to instituting a new tenant façade signage program have significantly enhanced tenant visibility and increased leasing activity. Several of the vacant tenant spaces were reconfigured to maximize leasing potential.

Babcock North Shopping Center was acquired by our client in 2007 and MHC took over management in 2008. This neighborhood retail center was built in 1984 and is located at the prime intersection of Babcock and Huebner Road near the San Antonio Medical Complex. The new ownership’s intention was to renovate the shopping center, address deferred maintenance items and incorporate repairs during the renovation process to minimize impact on the tenants and provide a neighborhood center that is now an asset to the community.
MHC commenced the renovation process by working with the existing tenants to get a better understand of the deferred maintenance needs. A game plan was developed to tackle many of the maintenance items while incorporating the ownership’s vision to modernize this strategically located neighborhood center.
Major façade and pylon improvements were completed first followed by upgrades to the electrical systems, re-roofing the entire center, and installing new energy efficient parking lot and building/security lighting. MHC also coordinated improvements to the common areas and parking lot and instituted a new signage criteria to enhance tenant visibility. Overall the improvements have resulted in a more aesthetically appealing and energy efficient center while significantly reducing the owner’s operating costs.
Waterford Square Shopping Center located in north central San Antonio was originally constructed in 1983 and purchased by our client in 2007 with plans to modernize and reposition the center. This neighborhood retail shopping center is located on Thousand Oaks Drive and Nacogdoches and provides a park like setting with large mature trees throughout the site.
MHC Management Company is currently renovating the center with an expected completing date of September 2011. The renovations include façade and signage improvements and addressing needed structural repairs on two building. A major re-grading of the parking fields addressed long time flooding issues impacting several tenants. MHC oversaw upgrades to the mechanical systems, addressed ADA concerns, and severe cracking of portions of the façade. Various tenant spaces were reconfigured to maximize leasing potential. MHC was instrumental in creating a new tenant façade sign criteria and installed new high efficiency site lighting to enhance the center’s overall aesthetics and improve tenant visibility.
Timberhill Shopping Center was originally constructed in 1984 in a growing retail corridor and is located at the busy intersection of Timberhill Drive and Poss Road in western San Antonio. Timberhill provides the local community with leisure and retail oriented businesses.
Our client acquired Timberhill in 2007. Since that time, the center has undergone substantial redevelopment. The intent of this redevelopment was to re-position the center and to expand and modernize the property in order to improve the image of the center, better meet the needs of the surrounding community and to increase leasing activity.
Redevelopment improvements included electrical system upgrades, re-roofing and providing a maintenance system, façade sealant, improvements to the parking lots and new signage was introduced to increase tenant visibility. A new vibrant overall painting scheme for the Center was implemented early in the process. Vacant suites were also reconfigured to maximize leasing potential. These improvements have resulted in a more aesthetically appealing center that is more energy efficient and has promoted increased leasing activity.
Piper’s Creek Center was originally constructed in 1984 as a neighborhood retail shopping center. Located off of Culebra Road in west San Antonio, Piper’s Creek benefits from a steady stream of patrons traveling to and from the surrounding residential neighborhoods. Historically, Piper’s Creek has provided the local community with a variety of service, leisure and retail oriented businesses.
Our client acquired Piper’s Creek in 2007 along with several additional properties in the San Antonio metropolitan area. Since that time, the center has undergone substantial redevelopment. The intent of this redevelopment was to enhance, expand and modernize the property in order to improve the image of the center, better meet the needs of the surrounding community and to increase leasing activity.
Redevelopment improvements included electrical systems upgrade, roofing replacement, enhanced safety systems, pylon adjustments, and installing ADA accessibility features. Additional improvements were made to the common areas and parking lots and a new modern signage criteria instituted to increase tenant visibility. MHC oversaw a new crisp painting scheme for the center to liven up its overall feel. The parking lot was reconfigured to maximize leasing potential. These improvements have resulted in a more aesthetically appealing center that is more attractive to tenants and their customers, energy efficient, meets current safety and ADA requirements and is more compatible with the surrounding neighborhoods.
